Black Ridge Annual Home Check is not a home warranty company, home insurance provider, or service contract of any kind. Our membership plans and inspection services provide scheduled visual maintenance assessments only.

We do not warrant, insure, or guarantee the condition of any property, system, component, or appliance. We assume no liability for the cost of repair, replacement, or remediation of any defect, failure, or condition — whether discovered or not discovered during an assessment.

Membership fees are paid in exchange for scheduled assessment visits and the benefits described in your selected plan. Payment of membership fees does not create any obligation on the part of Black Ridge Annual Home Check to repair, replace, or financially compensate for any home system, appliance, or structural component.

Our services are not a substitute for a Texas Real Estate Commission (TREC) licensed home inspection. A TREC inspection is a comprehensive, standards-of-practice inspection performed by a licensed inspector and is typically required in connection with real estate transactions.

Our annual maintenance assessments are designed to help homeowners monitor the ongoing condition of their property between formal inspections. They are not performed to TREC standards and should not be relied upon for real estate transactions, insurance purposes, legal proceedings, or any other purpose requiring a formal inspection report.

If you are buying, selling, or refinancing a property — or if you require a formal inspection report for legal, insurance, or transactional purposes — you should engage a TREC-licensed professional inspector.

Black Ridge Annual Home Check holds TDA License #0895764, which applies exclusively to wood-destroying insect inspections. All other services are visual maintenance assessments only.

All assessments performed by Black Ridge Annual Home Check are visual and limited in scope. We do not perform invasive, destructive, technically exhaustive, or code-compliance inspections.

We cannot and do not guarantee the discovery of every defect, hazard, latent condition, or future failure. Conditions that are concealed, inaccessible, intermittent, or not visible at the time of assessment may not be identified.

Our reports and findings reflect conditions observed at the time of the visit only and are not a representation of the overall or long-term condition of the property. A clean assessment report does not mean the property is free of defects or that no repairs will be needed in the future.

Memberships are billed on a monthly basis. You may cancel your membership at any time; cancellation takes effect at the end of the current billing period. No partial-month refunds are issued.

Black Ridge Annual Home Check reserves the right to modify membership pricing, plan features, or service offerings with reasonable advance notice to active members.

Vendor discounts included with membership plans are subject to availability and the terms of participating vendors. Black Ridge Annual Home Check does not guarantee the availability, quality, or pricing of any third-party vendor.
