INSPECTION SCOPE
A Thorough Look at What Matters Most
Our professionals conduct visual assessments across the key systems and components of your home — delivering clear findings so you can make informed decisions about your property.
What a Black Ridge Inspection Covers
Every Black Ridge home wellness check is a structured, visual assessment of your home's primary systems and exterior components. We document what we find, flag items that need attention, and deliver a detailed digital report — giving you a clear picture of your home's condition at the time of inspection.
01
Roof & Covering
We visually assess the condition of your roof covering, flashing, ridge caps, gutters, and downspouts. Post-storm inspections specifically evaluate for wind and hail damage, missing shingles, and compromised flashing that can lead to water intrusion.
- Shingles, tiles, or metal panels
- Ridge caps and hip flashing
- Gutters and downspouts
- Roof penetrations and boots
- Visible storm or hail damage
- Soffit and fascia condition
02
Foundation & Structure
We evaluate visible foundation components, grading, and drainage conditions around the perimeter of your home. In the Houston area, soil movement and drainage issues are among the most common contributors to foundation stress.
- Visible foundation cracks or movement
- Perimeter grading and drainage
- Visible structural framing (where accessible)
- Signs of settlement or shifting
- Moisture intrusion indicators
- Crawl space conditions (if applicable)
03
Plumbing Systems
We inspect accessible plumbing components for leaks, corrosion, and proper function. Premier members also receive an annual sewer scope inspection to assess the condition of the main sewer line — one of the most costly and least visible home systems.
- Visible supply and drain lines
- Water heater condition and age
- Fixture operation and seals
- Signs of active or past leaks
- Hose bibs and exterior connections
- Annual sewer scope (Premier members)
04
Electrical Systems
We conduct a visual assessment of accessible electrical components including the main panel, visible wiring, and outlets. Our goal is to identify conditions that may pose a safety concern or indicate deferred maintenance.
- Main electrical panel and breakers
- Visible wiring and junction boxes
- GFCI and AFCI protection
- Outlet and switch operation
- Exterior electrical components
- Smoke and CO detector presence
05
HVAC Systems
We assess your heating and cooling systems for visible condition, operational function, and maintenance indicators. In the Houston climate, HVAC systems work harder than almost anywhere in the country — regular assessment helps extend equipment life.
- Air handler and furnace condition
- Condenser unit and refrigerant lines
- Filter condition and access
- Thermostat operation
- Ductwork (visible sections)
- Drainage pan and condensate lines
06
Exterior & Moisture
We evaluate the exterior envelope of your home — siding, windows, doors, caulking, and drainage — for signs of deterioration, moisture intrusion, and deferred maintenance. Plus members and above receive infrared thermal imaging to detect hidden moisture and insulation gaps.
- Siding, stucco, or brick condition
- Window and door seals and caulking
- Deck, patio, and fence condition
- Driveway and walkway condition
- Infrared thermal imaging (Plus & Premier)
- Wood-destroying insect inspection (Plus & Premier)
Understanding the Scope of Our Inspections
Black Ridge Annual Home Check inspections are visual, limited-scope assessments performed by licensed professionals. We inspect accessible components and systems that are visible and safely reachable at the time of the inspection.
Our inspections are not exhaustive engineering evaluations and cannot guarantee the discovery or prevention of every defect, failure, or future repair need. Hidden conditions, inaccessible areas, and latent defects may not be identified during a visual inspection.
The purpose of a Black Ridge inspection is to provide homeowners with a professional, documented assessment of visible conditions — giving you the information you need to make proactive maintenance decisions.
